  • Post leans or wobbles at the base. The Sakrete footing has either fractured from ground movement or was set too shallow for our clay expansion. In Cupertino’s winter wet cycle, soil swells 3-5 percent and exerts lateral pressure on posts set at the minimum 24-inch depth.
  • Concrete footing cracked in a radial pattern. This indicates the mix cured too fast in summer heat without proper moisture retention, or the hole was overdug and backfilled with loose soil that settled. Sakrete Fast-Setting is forgiving, but it still needs damp curing above 75 degrees.

  • Gate drags or latch misses the strike plate. The hinge post has rotated in its Sakrete footing, usually because the concrete bulb was too narrow or the gate was hung before the mix reached initial set. A 4×4 gate post needs a 12-inch minimum diameter footing.
  • Panels rack into a parallelogram. The rail-to-post connections have loosened because the structure is moving as a unit, tracking back to footing failure rather than hardware corrosion. We check the Sakrete base first, then the fasteners.
