  • Gate sag that gets worse after rain. The post footing has shifted in expansive soil, or the wood insert inside the vinyl post sleeve has rotted where water wicked through a bottom rail joint. We see this most in Cupertino’s older Monta Vista lots where the original installer skipped gravel drainage.
  • Rails pulling out of post pockets. The routed pocket has cracked from thermal expansion, or the rail end was never fully inserted during original construction.
