Abodu Home Additions & ADU: The Cupertino Owner’s Guide
We stock and install Abodu-compatible components for home additions and ADUs across Cupertino, with typical installed repairs and part replacements running $450 to $3,800 depending on the subsystem. Most calls we get are same-day or next-day. Owners usually discover a problem when the mini-split stops holding temperature in the Monta Vista afternoon heat, or when the wet bath exhaust fan starts rattling after a season of Santa Clara Valley dust. Sometimes it’s the exterior siding panel that has pulled at a seam after thermal cycling, or the flush-mount electrical panel that throws a breaker every time the induction cooktop and on-demand water heater cycle together.
Which Abodu Models This Applies To
Abodu has shipped three generations of units into Cupertino and the broader Bay Area: the original One series (2018-2021), the current Two series (2021-present), and the Duo dual-unit configuration. The One series used a 24,000 BTU Mitsubishi mini-split with a dedicated line set routed through the steel frame; the Two series moved to a 30,000 BTU variable-refrigerant-flow system with a different chase location. The Duo pairs two units on a single foundation and shares a 200-amp service panel, which changes how electrical parts are spec’d.
To identify your unit, check the data plate inside the utility closet, just above the electrical panel. The model prefix tells the story: AB1- for One series, AB2- for Two series, ABD- for Duo. The wet bath exhaust fan in the One series is a 50-CFM Panasonic WhisperGreen; the Two series upgraded to 80 CFM with a humidity-sensing switch. We stock both. For the mini-split, we source OEM Mitsubishi parts where the refrigerant type matches (R410A for One, R32 for Two), and we do not substitute across refrigerant lines, which is the compatibility gotcha that burns the impatient repair. Aftermarket equivalents exist for the exhaust fan and LED driver modules, but the inverter board and compressor are Mitsubishi-proprietary and must come through authorized supply.
Signs Your Abodu Home Additions & ADU Is Failing

- Mini-split blows warm or cycles rapidly. The inverter board may be failing, or the refrigerant charge has dropped at a flare fitting. In Cupertino’s dry summer heat, a 10-degree delta across the coil instead of the designed 18-20 degrees means the system is working itself to death.
- Wet bath exhaust fan rattles, hums, or quits entirely. The motor bearing has taken in dust from the valley’s long dry season, or the humidity-sensing switch has stuck closed. Left alone, moisture collects on the FRP wall panels and the vent line starts growing what we call “furry drywall.”
- LED fixtures flicker or drop to half brightness. The constant-current driver is overheating in the unconditioned ceiling chase; Abodu packed the insulation tight for efficiency, which starves the driver of cooling air. We see this most in south-facing units above 85 degrees ambient.
- Breaker trips when cooktop and water heater run together. The 40-amp subpanel feed is undersized for simultaneous full draw, or the load-center bus has loosened from thermal expansion. This is not a part failure exactly, but it will cook the breaker and the bus if you keep resetting it.
- Siding seam has opened or the trim cap is lifting. The thermally broken aluminum clip has fatigued after three-plus years of 40-degree morning to 90-degree afternoon swings. Water gets behind, and the ZIP sheathing, which Abodu uses as the primary weather barrier, is only as good as the tape that seals it.
Before
AfterReplacement Cost & What’s Included
In Cupertino, Abodu part replacement and repair work runs $450-$3,800 installed, with most single-component jobs landing between $850 and $1,800. The exhaust fan swap is typically $450-$780; a mini-split inverter board with refrigerant recovery and recharge runs $1,800-$3,200; electrical panel bus repair or breaker replacement is $680-$1,400; siding clip and seam reflash is $850-$1,600.
What drives the range is access, not markup. The Two series mini-split chase is behind a finished panel that has to come off clean; the Duo’s shared service means we coordinate a partial shutdown. Every quote we write names the part by manufacturer and model, the labor hours, and the refrigerant or sealant quantity. Under Clause 1 of the Haven Standard, that price is fixed when you sign. If we find something else, we stop, photograph it, and write a change order before anyone touches a tool. The 365-Day Done Right Promise covers the installation and the part; if it fails, we make it right. The photo record from the visit goes to your inbox before we leave the driveway.
DIY or Call Us?

There is safe checking, and there is work that needs a licensed technician. You can confirm the model number on your data plate, reset a tripped breaker once, and vacuum the exhaust fan grille. Do not open the mini-split line set, do not pull the electrical panel cover if you are not qualified, and do not climb to inspect siding seams on a unit set on a raised foundation. The refrigerant systems run at pressures that can penetrate skin; the electrical service is 200-amp utility power with no user-serviceable parts inside. We are an independent service provider, not affiliated with Abodu, and we carry the EPA 608 certification and C-10 electrical license that lets us handle both sides legally and safely. If you are not certain what you are looking at, call (669) 202-9618 and we will talk through it. The estimate is free, and we will tell you if it is something you can safely address yourself.
FAQs
The Mitsubishi mini-split in a One series unit typically runs 12-15 years with annual filter cleaning and coil washing; the exhaust fan motor lasts 8-12 years before bearing noise starts. Cupertino’s dry climate helps, but the dust from the valley’s long summer loads the filters and stresses the fan. Call (669) 202-9618 for an exact quote on preventive service - estimates are free.
Exhaust fan motors and LED drivers are replace-only; the manufacturer does not publish rebuild specs. Mini-split inverter boards can sometimes be diagnosed to a failed capacitor or relay, which we will repair if the board substrate is not heat-damaged. We will show you the board and explain which path saves money. Call (669) 202-9618 for a free second opinion on any estimate you have in hand.
Most single-component replacements finish in 2-4 hours: exhaust fan, LED driver, breaker replacement. Mini-split inverter work needs refrigerant recovery, nitrogen purge, and recharge, which runs 4-6 hours. We stock the common failures on our truck for the One and Two series, so we are not waiting on supply house delivery in Cupertino traffic. Call (669) 202-9618 to schedule - estimates are free.
We stock the Panasonic exhaust fans, Mitsubishi inverter boards and capacitors, compatible LED drivers, and the thermally broken siding clips that match Abodu’s ZIP system. Proprietary Abodu-branded trim pieces come through their supply chain with a 5-10 day lead; we will tell you before we start if your job needs one. Call (669) 202-9618 to confirm availability for your model - estimates are free.
Ready to get your Abodu unit back to spec? Call (669) 202-9618 to schedule your free estimate. We will name the part, name the price in writing, and show you the photo record when we are done. Measure twice, document once, explain it plainly.
