Schluter Windows & Doors: The Cupertino Owner’s Guide

Schluter windows and doors in Cupertino typically run $4,500-$15,000 for full replacement depending on frame material, glazing spec, and whether the opening needs structural reframing. We stock Schluter-compatible hardware, seals, and track assemblies for same-day repair on most systems. Most Cupertino owners discover a problem when the sliding panel sticks in the track during our dry summer months, or when they notice daylight between the sash and frame where the compression seal has hardened.

We are an independent service provider - not affiliated with Schluter Systems - and we source OEM and verified-equivalent parts through our regular supply chain.

Which Schluter Models This Applies To

Schluter entered the North American window and door market through their KERDI-LINE and KERDI-BOARD framing systems, which integrate with their waterproofing membranes for wet-area installations. The critical compatibility point is the frame depth: Schluter profiles are typically 2-3/8″ or 2-5/8″ deep, where standard North American frames run 2-1/4″. Measure the jamb depth with the trim removed, or check the etched model code on the spacer bar between panes - it starts with “SCH-” followed by the series year.

For hardware, Schluter used two track systems: the earlier STS-200 roller assembly (2008-2016) and the current STS-Pro with its wider 34mm wheel base. The rollers are not interchangeable - the STS-200 uses a 6mm axle pin where the Pro uses 8mm, and forcing the wrong part cracks the carrier housing. We stock both on our Cupertino trucks, along with the compression seals that Schluter specs in EPDM rather than PVC because EPDM holds its shape through Santa Clara Valley’s temperature swings from 38°F winter mornings to 95°F August afternoons.

OEM Schluter parts ship from their Plattsburgh, NY warehouse in 5-7 business days. We also source from Truth Hardware and Caldwell for equivalent rollers and locks when the lead time doesn’t work - we document the substitution in writing before installation, under Clause 1 of the Haven Standard.

Signs Your Schluter Windows & Doors Is Failing

Signs Your Schluter Windows & Doors Is Failing
  • The panel drags or skips in the track. The STS-series roller wheels use a nylon tire that flattens under static load. In Cupertino’s Monta Vista neighborhood, we see this on south-facing sliders where the tire has sat in one position through three summers of UV exposure. The fix is a matched roller set, not lubricant - grease collects Valley dust and accelerates wear.
  • Visible gap at the lock side when closed. The multi-point locking mechanism relies on a sequential cam that draws the sash into the frame. When the top or bottom cam wears, the middle secures but the corners don’t, and you get convection drafts that show up on PG&E bills. We check cam timing with a feeler gauge - 1/8″ gap at any point means replacement.
  • Condensation between panes that doesn’t clear. Schluter’s insulated units use a warm-edge spacer with a desiccant strip. When the edge seal fails - common after 12-15 years in California’s high-UV climate - moisture enters and the desiccant saturates. The glass unit needs replacement; drilling and defogging is a temporary patch we don’t recommend.
  • Water staining at the sill after rain. Schluter’s integrated sill pan works only if the weep holes stay clear. Valley oak pollen and dust clog them by mid-May. We clean and test weep function as part of every service call, and we document the before condition with photos - part of our standard visit record.
  • The handle operates but the lock doesn’t engage. The spindle that connects handle to mortise lock is a 7mm square rod on Schluter systems, where most brands use 8mm. A generic replacement spindle strips the handle bore in about six weeks. We match this exactly from stock.

Replacement Cost & What’s Included

For Schluter window and door repair in Cupertino, here’s how the numbers break:

Service Typical Range
Roller / track hardware replacement (per panel) $180-$340
Lock / handle / spindle assembly $140-$280
Compression seal replacement (perimeter) $200-$420
Insulated glass unit replacement $380-$720
Full frame-and-sash replacement $4,500-$15,000

The range on full replacement reflects frame material (vinyl-clad wood at the low end, aluminum-thermally-broken at the high end), glazing spec (dual-pane standard vs. triple-pane with low-E coating for Foothill Boulevard exposure), and whether the rough opening needs reframing to current Santa Clara County shear-wall requirements. We deliver a written price before any work starts - every time - with line-item costs for materials, labor, and any required permit. Our 365-Day Done Right Promise covers the installation; the glass unit carries the manufacturer’s warranty, which we register for you.

DIY or Call Us?

There’s a safe middle ground here. An owner can check the weep holes with a pipe cleaner, verify the lock cams engage visually, and measure frame depth with a tape measure - all useful information to share when you call. Where DIY goes wrong is in the load-bearing assumptions: Schluter frames in wet-area installations are integrated with the KERDI waterproofing membrane, and disturbing the frame perimeter without understanding the drainage plane can channel water into the wall assembly. We’ve repaired three Cupertino bathrooms where a homeowner’s well-intentioned sealant application blocked the designed drainage path and rotted the sill plate.

We don’t recommend homeowner removal of fixed panels or glass units - the weight-to-size ratio on modern insulated glass makes personal injury and seal damage likely. Measure twice, document once, explain it plainly - then call (669) 202-9618 if the fix involves anything more than cleaning.
